To STAGE or NOT to STAGE

In today’s real estate market the answer must by YES, YES, YES.  In case you haven’t heard yet, it’s a BUYER’S MARKET. The is an abundance of inventory on the market and if you want your home to shine, then you need to STAGE IT.

Here are a few tips to get you started:

De-clutter: This is the number one rule.   A neat and tidy home will always win the prize.  Rooms that are free of clutter look bigger and help a potential buyer see the space within the room and allows them to begin to see their own “stuff” in place of yours.  Decluttering means to get rid of some of the big stuff, like extra furniture as well as small things like family photos, toys, and other accessories.  My rule is, you’re moving to pack!

Clean Everything:  The smallest details matter to a prospective buyer. Check your corners for cobwebs, clean under the refrigerator and ON TOP, scrub the tub and put in new grout if it’s not coming clean. Don’t forget window sills, ceiling fans.  It’s always time for Spring cleaning if you’re selling your home.

Be aware of scents.  Not everyone likes the smell of vanilla or cinnamon.  The goal here is to remove stale or offensive odors, don’t add them.  A fresh, clean home is the answer not air fresheners. 

Fill an empty house: If you’ve moved and your home has been an the market for a few months with little to no activity, adding a room or two of furniture can help.  National rental companies offer several options for renting and don’t require a contract.  A lot of them will also deliver and set up the furniture.  Start with a family room, add a breakfast table and a bed and night stand.  Helping prospective buyers full up a space can help them envision what their new home might look like. Don’t over think it.  A few pieces in each room can make a big difference.

Mobile Marketing: Instant Information Anywhere

You may have noticed small, black and white, pixilated squares recently appearing in magazines and marketing materials or on signs and product packaging. Designed to work with cell phones, mobile tags instantly link to additional information when you scan them. They’re decoded by a tag reader application installed on a web-enabled camera phone. When you scan a tag with your phone’s camera, it opens a web page, displays a message or takes some other action on the phone to connect you to new content.

Mobile tagging is rapidly increasing as businesses and individuals discover creative uses for the technology. Businesses are capitalizing on the marketing and sales potential of the tags by driving consumers to websites for special offers, launching surveys, linking to additional product and service information and delivering exclusive content. Individuals are using tags on business cards and resumes to automatically download their contact information to a recipient’s phone or to provide virtual work samples.

There are a number of different types of mobile tags, including Microsoft Tag, QR codes, Data Matrix, Cool-Data-Matrix, Aztec, Upcode, Trillcode, Quickmark, shotcode, mCode and Beetagg. Different types of tags require different types of readers; most are available as free downloads. Many of the tag types also offer free tag generators for personal and commercial use.

My Augustaism!

I’m finally diving into the world of Blogging.  As a Real Estate Professional, I find that I spend a lot to time answering the same questions for Buyers and Seller’s.  From time to time I’ll try to share those question and answers with you.  In addition I’ll try to share interesting information about Augusta, properties that are new to the market. I hope you’ll share information with me that you’d like to see or share with others in our community.  Basically, if it’s happening in Augusta I’ll try to let you know about it.
